1st Rate Service Guarantee
This document represents Merchants home loan, Inc.’s and “your
Loan Officer’s” commitment to providing “the Customer”
with unparalleled customer service not only through this closing but
long after as your mortgage consultant.
If within 30 days from the date of closing “the Customer”
does not feel that Merchants Home Loan, inc. and “your loan
officer” merited their full commission on the loan, “your
loan officer” will refund “the customer” $500.
If “the customer” feels that Merchants Home Loan, Inc.
and “your loan officer” have met or exceeded your expectations,
then “the customer” agrees to refer 3 prospective customers
to Merchants Home Loan, Inc. and “your Loan Officer.”
Please review the following criteria to determine the level of
service received:
- All phone calls and emails were returned during the same business
day (if received prior to 3:30p.m.CST)
- You were educated and understood the process
- Closing documents were reviewed prior to closing
- You were treated courteously and respectfully during the entire
process by the loan officer and the loan processor
- Proper notification of any loan program changes
The following Information Represents Merchants Home Loan, Inc.’s
responsibility to this loan transaction:
- Merchants will request the proper documentation needed to
process the loan
- Merchants will have an appraisal performed on the property
by an independent state certified appraiser
- Merchants will request that a title insurance policy
be ordered on
the property by an independent title company
- Merchants will have a highly skilled loan processor prepare
all
paperwork for an underwriter to review and gather any remaining
documents required by said underwriter
- A Merchants closing coordinator will schedule your closing and
confirm that the final documents have been received at the titlecompany
The following Information Represents “The Customer’s”
responsibility to this loan transaction:
- “The customer” will promptly return all required loan disclosure
documents along with all income, asset, and credit documents
required to approve the loan
- “The customer” will comply with all requests for additional
documentation by the loan processor
- “The customer” agrees to be forthright about all aspects of his
loan file
- On a refinance, “the customer” agrees to schedule the appraisal
within 2 business days
